Personal Searches not available at One Stop Shop (Reception) - North Warwickshire Borough Council

What is a Local Land Charges Search
They are used by solicitors, buyers and mortgage lenders to reveal important information prior to completion of a property transaction, often referred to as a Local Authority Search.
When conducting a search you may request:
- a search of the Register, which provides an LLC1 Certificate detailing any charges held against the propertyLocal land charge searches give information held by the Council about a property.
- a CON29 Search, which answers enquiries relating to planning, highways and environmental history, which may affect the property/land.
- a Full Search which is both the LLC1 and CON29 Part 1
Full local authority search – LLC1 and CON29
When requesting a Full Search please provide:
- One copy of the following: LLC1, CON29 AND CON 290 as applicable
- One plan showing the boundary of the property / land to be searched against, clearly marked in red. If plans are NOT submitted Local Land Charges reserve the right to return the search.
- An accurate full postal address or plot number of new developments.
- The appropriate fee is required. Please see fees and charges detailed below. This can be paid by credit / debit card by telephoning 01827 715341. Payment can also be made by cheque.
- Searches can also be submitted electronically and all searches will be returned by email.
- We aim to return searches within 5-7 working days.
We need a full postal address and one plan of the property/land. This should be emailed to llc@northwarks.gov.uk.
Domestic and Commercial Search Fees (effective from 1st April 2024 - inclusive of VAT where applicable).

- Full Search £191.00
- Official Land Charges Register (LLC1) - £35.00.
- Additional parcel - £5.00
- Con29 - £130.00 + £26.00 VAT
- Additional parcel - £18.00 + £3.60 VAT
- Con29 questions 5-to 21 - £10.00 + £2.00 VAT each (No charge for Q4).
- Q22 - £20.00 + £4.00 VAT
- Additional questions in isolation - £30.00 + £6.00 VAT
Personal Searches
As an alternative to carrying out an Official Search undertaken by council staff, customers can opt to carry out a free of charge personal search of the Local Land Charges register.
Searches Conducted under EIR (Environmental Information Regulations)
As an alternative to carrying out an Official Search undertaken by council staff, customers can opt to request access to information to answer the questions contained in the CON29 form by submitting a request for information under the Environmental Information Regulations 2004.
Building Control information
Is available by contacting the Building Control partnership (a team from across six local authorities including North Warwickshire Borough Council) via info@centralbc.org.uk
Please note that NWBC LLC are unable to provide Building Control Information under EIR.

Private Search Companies
Please be aware that many solicitors / conveyancers use private companies to conduct these searches (under Personal Search and EIR), and we often receive enquiries from house buyers asking about delays or queries with their search, before you contact us please check with with your solicitor / conveyancer that it is NWBC undertaking your seach as you may need to contact a Private Search company as your provider.
When the search is undertaken by a Private Search company they are your provider, and are responsible for the accuracy of the search.
